WHAT : Now using the amazing iPAD, an innovative “app” , and a laser measuring tool, I can electronically “scan” the inside of a house, condo, apartment, or commercial space.


HOW:  Then I use the “app” program and create a CAD ( Computer Aided Drafting) style image. I can edit room names and even show dimensions.


WHY:  As a real estate professional in today’s market, your time, and your buyer’s and seller’s time is valuable. Pre-screening properties via the WEB or through email is common. Until now, only photographs have been available, but now you can easily add the floorplan to your marketing plan.


BENEFIT # 1:   DOCUMENTING ACTUAL SQ. FOOTAGE.........

After using this program for 4 years I am finding that I get more interest from RE agents who want to verify the Square Footage of the properties they are selling / buying. In San Francisco, for instance, prices are now close to $1000 / SF, so accurately determining the SF is very important. Especially with old properties, the Tax Assessor’s records may not be accurate due to additions and modifications that have been made in the past. Now, FasterFloorplans can provide a fairly accurate documenting of  what exists today.

Floorplans can help buyers and renters “see” the “traffic flow “ through a building, whether it be residential or commercial property. This is an aid in figuring where furniture can be moved, and where appliances and equipment are located .


This feature may be helpful for rental properties and even for AirBNB and VRBO in order to show potential guest the space they will be renting and using during their stays.


BENEFIT # 3:   AIDING CONTRACTORS AND ARCHITECTS......

Any contemplated construction project or design work typically starts by accurately measuring the existing structure. These measurements can be shown shown on the plans. From accurate field measurements, plans can then be drawn up. This program can also document the exact sizes of doors and windows, and provide spreadsheets of that information.


The program can also output files in DFX format, that can be directly exported into programs such as AutoCAD and others.


BENEFIT #4:   INSURANCE DOCUMENTATION............

Think about a fire or other significant damage to a structure and the subsequent dealings with the insurance company. Having photos of “before”  is always a smart idea. Having a documented floorplan would provide a lot of additional information when it comes to settling with the insurance company.

This program is now also starting to be used by law enforcement agencies when accurate building floorplans are required .
